Following the recent announcement, Office Leasing Broker Mitch Waldman of Cogent Realty Advisors represented Lone Star Capital throughout the process, finding an upmarket location that met the quality specifications discussed with the client.

The new case study explains that Lone Star Capital is a fast-growing real estate investment firm that owns and operates over 2,500 multifamily properties throughout Texas. They contacted Cogent Realty Advisors in 2022 with a view to creating a Manhattan base - but had strict requirements for their location.
The real estate brokerage firm worked closely with Lone Star Capital to understand their specific needs and requirements, and to identify the most suitable properties for their business. During the property search process, numerous options were considered and inspected. However, it was ultimately decided that One World Trade Center was the best fit for Lone Star Capital. It is the tallest building in the Western Hemisphere and a landmark of the New York City skyline.
"Cogent identified and inspected several high-quality Class A buildings with executives from LSCRE," said a company spokesperson. "However, only One World Trade Center provided a world-famous address, five-star rated modern building, and luxurious office space. Cogent negotiated a lease for a 4,156 rentable square foot unit on the 47th floor with spectacular views of midtown Manhattan and the Hudson River."
One World Trade Center features 3.1 million square feet of office space, 55,000 square feet of retail space, and 20,000 square feet of amenities, combining to create one of the most sought-after locations in Manhattan.
The spokesperson added: "The prebuilt office included a marble tiled reception area, conference and huddle rooms, 3 executive offices, an open area for workstations, a pantry, and an IT closet."
